The 2026 starting anchors
On an unimproved Placer County lot, our projects begin at these anchors:
- Fully custom homes: from about $1.2 million for roughly 2,300 square feet — designed from a blank page around your land and your life.
- Semi-custom homes: from about $850,000 — nine ready-to-build plans (2,030–3,482 sq ft) that save $10,000–$25,000 in design and engineering and months of timeline.
- Major renovations and additions: from about $150,000, scaling with scope.
These are anchors, not promises — and the honest reason is that in the foothills, the land writes a large part of the budget.
Why two Placer County lots can differ by six figures

The same home, built on two different parcels twenty minutes apart, can carry meaningfully different budgets. The usual suspects:
- Slope and soils. A gentle Loomis pasture and a canyon-edge lot above the American River ask very different things of a foundation. Grading, retaining, and engineered footings are real line items.
- Wells, septic, and utilities. Much of Meadow Vista, Newcastle, and rural Auburn runs on well and septic. Perc tests, well depth, and power runs can move the number substantially — in either direction.
- Fire-zone construction. Most of our service area sits in designated fire-hazard severity zones. California's Chapter 7A code shapes the envelope — ignition-resistant siding, ember-resistant vents, sprinklers. Planned from day one, it's a manageable line item; retrofitted later, it's expensive. - Size, complexity, and finish level. Square footage sets the base; rooflines, window walls, and finish selections set the pace. Our value-engineering process prices each design decision in real time, so finish level stays a choice rather than a surprise.
The question behind the question: cost per square foot
Per-square-foot figures are the most requested number in home building and the least reliable, because they blend the home (fairly predictable) with the site (wildly variable). A quoted "$X per foot" that ignored your slope, your well, and your fire zone isn't a price — it's a guess wearing a suit. That's why our answer starts with anchors and ends with your parcel: bring us the lot, and the range gets real.
